Start with the complete fee schedule
For Real’s standard U.S. individual plan, the published company split is 15% until the $12,000 annual cap is reached. After that, the company split ends for the remainder of your anniversary year. It does not mean every transaction becomes free.
The official U.S. schedule updated August 31, 2026 also lists a $249 joining fee, $900 annual brokerage fee, $50 compliance and broker review charge per transaction, and post-cap transaction charges. The ordinary published post-cap sale fee is $285; specific rules and eligibility can change that amount.
Older recruiting pages may use earlier fee figures. Confirm the current proposed plan and your anniversary-year terms directly with Real.
Use the production you actually have
Start with your recent sale-side commission and closed sides. Keep that historical view separate from any growth scenario you want to explore. A calculator using a larger goal is showing the arithmetic of that goal; it is not predicting that a brokerage change will cause the goal to happen.
Transaction count matters alongside gross commission. An agent with many smaller closings can have a different fee picture from an agent with fewer larger closings, even when both report the same annual GCI.
List the expenses outside the company plan
Your business still has expenses such as association and MLS dues, marketing, transaction coordination, software, insurance, taxes, and any team arrangements. Some are independent of the brokerage. Some may change with a move. Keeping them visible makes your decision more useful.
- Which tools would you keep paying for?
- What does your specific state or membership arrangement require?
- Are you an individual agent, team member, team leader, or brokerage owner?
- Do your transactions include leases, referrals, or personal sales?
Keep optional opportunities separate
Revenue share and equity programs have their own rules and risks. Treat them as conditional opportunities. Your brokerage operating plan should make sense with the work and expenses you understand today.
